Shophouses up for grabs
By Maya Salleh

The BT Complex located conveniently
near the Brunei International Airport.

The Muara Centre in Muara Town is a
great investment opportunity.
The Sultanate has been experiencing a
growth in the development of shophouses in recent years, which was not
a common sight fifteen years ago. Back then, investors and buyers
would simply conduct property purchases without much consideration or
comparison of properties.
Today, however, property buyers are
more inclined to explore their options weighing important criteria
such as location, price and quality, thus they tend to take more time
in their decision-making.
Two important projects are currently
underway - the Muara Centre in Muara and BT Complex in the vicinity of
the Brunei International Airport. Both properties offer alternative
and additional opportunities for investors and business people alike.
The Muara Centre is situated in the
prime location of the Muara Town municipality, opposite the Muara
Police Station, and is divided by the Muara-Tutong Highway. It lies on
the left side of the Muara roundabout heading towards the capital,
just 500 metres away from the old Muara Town.
The Muara Centre consists of 24 units
of two-storey shophouses housed in three blocks. Due to its strategic
location, there are only six units left. The going price for the
two-storey shophouse is only $270,000 for each immediate unit and
construction is expected to be complete in 14 months time.
The attractiveness of the Centre is
attributed to the fast development of Muara Town itself where many
large-scale projects are underway complemented by existing commercial
activities.
Meanwhile, the BT Complex, which is
conveniently located just a few minutes away from the Brunei
International Airport, is easily accessible and expected to be
completed by the end of this year.
The surrounding area is densely
populated with government housing areas, government offices and
schools. Due to its highly populated nature, this area has the
potential to be a booming commercial centre.
The Complex itself, sitting on 3.6
acres of land, is a shopping mall of ultra modern design, in terms of
practicality and grandeur. The two-storey shopping complex consists of
40 units each on the ground floor and first floor.
There are four entrances into the
mall from the ground floor and three staircases accessing the first
floor from the ground floor.
Plus points of the BT Complex include
a longer lease, is 5 metres high on the ground floor, has a
translucent roof to provide skylight to the common corridor and comes
complete with a television hook-up point for every unit to the master
television antenna.
This project is already 70 per cent
complete and the intermediate unit is priced at only $335,000.
